March 2014 Update North County Monthly Market Trends

February sales were below average for this time of the year and inventory at 611 detached homes is way up on the very low figure of 431 we had this time last year. Distressed homes are running about 10% with 20 out of 216 sales short or bank owned homes. Just a year ago 65 out of 252 were distressed and in February 2009 152 out of 211. We are certainly well out of the real estate recession. We still see many well priced homes selling in two weeks or less. Certainly in Carlsbad and Encinitas this is true. Continuing USA economic concerns and also more global tension than we have seen in a very long time are not helping matters. Sellers you really should be thinking of selling now as prices shot up last year and have not moved back nor have they moved up much in the last few months. The stock market did the same thing recently sharply up and just now a sett back.

January 2014 Update North County Monthly Market Trends

As we start a new year we can look back at fairly dramatic 2013 that saw some significant price rises and months of very low inventory. Every North County zip code assessed here saw distressed sales decline in some areas to zero. Bank owned homes are now very scarce. It felt like a buoyant active market but the truth is less homes were sold in 2013 than was saw in 2012. The shortage drove prices up but can those price rises be sustained as inventory grows? Will inventory grow? A surprise to me is how few sellers jumped on the mini “boom” across the county. After years of steep price drops and a languishing market that followed you would think some sellers would be over the moon to get back most if not all of their investment especially those that got so thoroughly burnt buying at the height of the market. October 2013 Update North County Monthly Market Trends

As we enter the fourth quarter 2013 we can look back at a dynamic year so far with significant price gains in almost all price ranges and zip codes, a dramatic drop in inventory and what looks like the end of a distressed sales dominated market. The tables below highlight these trends in far more detail. Looking back at September we see signs of a cooling off as inventory has climbed back somewhat and sales dropped off. We anticipate that inventory will continue to climb and that most prices will level off. There may remain some “hot spots” such as small homes at the low end of the price range in almost all zip codes but specifically Carlsbad.

July 2013 Update North County Monthly Market Trends

Clearly the trend for North County San Diego as we enter the third quarter is the continuing decline in inventory across the area and the significant price increases we see especially in certain price bands. The tables below show this trend for both North County and below in more detail for Carlsbad. The better news is the continuing decline of distressed homes in the area. The figure for the four Carlsbad zip codes in March was just 12% and now in June this crept up to 15%. In Carlsbad homes around the $450-650K are highly sought after with multiple bids often above the asking price and days on the market very often less than 10. The pricing tables we have updated for Carlsbad 92009 show the increase in prices for homes in this range. Prices for more expensive homes initially did not benefit from this “bubble?” but in the last quarter we see rapid sales and great prices up into $1M homes.
