As we start a new year we can look back at fairly dramatic 2013 that saw some significant price rises and months of very low inventory. Every North County zip code assessed here saw distressed sales decline in some areas to zero. Bank owned homes are now very scarce. It felt like a buoyant active market but the truth is less homes were sold in 2013 than was saw in 2012. The shortage drove prices up but can those price rises be sustained as inventory grows? Will inventory grow? A surprise to me is how few sellers jumped on the mini “boom” across the county. After years of steep price drops and a languishing market that followed you would think some sellers would be over the moon to get back most if not all of their investment especially those that got so thoroughly burnt buying at the height of the market. The first chart below is a price breakdown of zip code 92009 detached homes going back to 2004. This charts show that by the end of 2013 most homes in 92009 had recovered their value back to close to their all time high. The best performance was for the smallest homes which were within 2% of their all time homes. Almost all homes came within 10% of their all time highest value.
