December 2014 Update North County Monthly Market Trends

November saw a very dramatic drop in sales to numbers we have not seen in over three years. We also saw distressed sales jump up 10% highest figure in a year. Homes are taking longer to sell generally and whereas we saw 50% of homes and sometimes more selling in 14 days or less this has now has dropped to more like 25%. It still means a well marketed and priced home can sell quickly but that is now an increasing challenging in North County. While inventory also crept down again we look like starting 2015 with twice the stock of detached homes we had at the start of 2013 a year that witnessed a mini “boom”. So do we have a buyers or sellers market? It may be the Holiday season that normally depresses the market and let’s hope that;’s the only reason as we head towards Christmas and the New Year. November 2014 Update North County Monthly Market Trends

October saw a fairly static market across all North County zip codes with sales slightly lower and inventory as well down a little. The very fast sales we have seen for several months with homes in escrow in some cases 50% or more in some zips has eased off and this indicates a quieter less frenetic market as we come to the end of the year. Inventory which has climbed almost all year from the very low numbers we saw at the start of 2013 has now eased back a little.

Distressed sales remain way lower than a few years ago at about 6% of all sales but a few zip codes still see about 10% of these in monthly sales specifically in Oceanside 92056/7.

So do we have a buyers or sellers market?

It all seems a little mixed but clearly in almost all areas a well priced home will sell in two weeks or less and we are talking about at prices close to or equal their all time highs.

October 2014 Update North County Monthly Market Trends

September detached 2014 sales dropped significantly as did inventory and this was for the first time in months. Distressed sales are almost a thing of the past with just 14 out of the 278 detached homes sold in North County last month. Half of these were in Oceanside zip 92057 which has stubbornly continued to have these but across the board they represent a small percentage of all sales.

With the third quarter of 2014 over we again surveyed Carlsbad zip code 2009 for pricing trends by house size. This roughly equates to house prices and again we see prices moving up almost in all categories with $1M homes and over gaining them most after lagging behind the lower price ranges. We are now back to the prices we last saw during 2005-6. We continue to see about half the homes sold are in escrow in 14 days or less. In the first chart below you can track detached home prices for Carlsbad zip code 2009 for the last few years up until the end of September this year by quarter.

June 2014 Update North County Monthly Market Trends

June detached 2014 sales were about average for the zip codes we track in North County (Carlsbad, Oceanside, Vista and Encinitas here but we also have data for San Marcos you can request from us by email [email protected]) Distressed sales at 6% of all sales reflect the declining number of these once as high as 70% in January 2009. In Carlsbad only 3 of the 111 detached homes sold were distressed (short sale or bank owned) Inventory across North County was well up and back to what we saw 30 months ago. We continue to see about half the homes sold are in escrow in 14 days or less. In the first chart below you can track detached home prices for Carlsbad zip code 2009 for the last few years up until June this year by quarter.

Most prices have returned to the highs we saw around 2005-6 especially at the lower price ranges. Homes in the 1500-2000 square foot range now average $646K and $723K for homes 2001-2500 square feet. In the higher price ranges we see a small decline in home prices and this coupled with the significant increase in inventory in almost all areas may keep these prices from rising any further. For now we may have seen the top of the market for homes over 3,000 square feet. Do you need to pay 6% commission in this market? Why Why!!!

April 2014 Update North County Monthly Market Trends

March sales were a little below average for this time of the year but distressed home sales were again way down from the highs we saw just a few years ago. In Carlsbad only 4 of the 80 detached homes sold were distressed (short sale or bank owned) What we are seeing in all zip codes here is about half the homes sold are in escrow in 14 days or less.
