February 2013 Update North County Monthly Market Trends

The first month of 2013 saw a general decline in sales which is normal for this time of the year and with that inventory went up for the first time in months but remains very low. This time last year North County had over twice the number of homes for sale. The number of distressed homes (short sale or bank /REO transactions) continued to decline and this has been a fairly solid trend for many months. This trend has been very slow but we anticipate the shortage of inventory will continue to result in price increases and this will allow more homes to be less underwater.

It has been a slow gradual process but the last few months have seen this speeding up. Also notable is how many lower priced homes are off the market in less than 20 days. We now tell buyers to jump on any situation, be well qualified and forget about any low ball offers. We do expect to see many more people to start jumping on this sellers market as the shortage is exceptional and these conditions are unlikely to last. January 2013 Update North County Monthly Market Trends

Here we are on the first Saturday of 2013 looking back at some very interesting trends in our local North County San Diego detached homes market place. Most notable development has been 20 straight months of inventory decline. For the zip codes we cover here (most of Oceanside, Encinitas, Vista, and Carlsbad plus some analysis of San Marcos) we have almost 25% of the peak inventory we saw in August 2010 since tracking this data four years ago. We have seen another decline albeit much slower in the number of distressed homes sold. However, in a number of zip codes this remains very high with some in or around 50% of all detached homes sold.

It took a few month before the penny may have dropped with the shortage of homes for sale that we started to see homes selling in days instead of months, multiple bids and many price rises especially in “hot” zone areas. We can help you identify these because if your home is in one you need to be sure you are bang up to date with these trends or you might sell your home too cheaply. Sadly we see a number of appraisals coming in way too low as they have not always seen this recent trend. If you are looking to buy a home in many areas you need to be well qualified and ready to jump at a moments notice and be prepared to pay the full price or more.

November 2012 Update North County Monthly Market Trends

Writing this on election day and again reporting that prices are rising here !!! November again saw a dramatic drop in inventory as sellers hold back but buyers snap up the few remaining well priced homes. Again we have had listings with multiple bids at prices above what the seller had anticipated. For the four zip codes in Carlsbad we see just 155 detached homes for sale today and 122 sold last month. Barely five weeks of inventory to sell here.

For Carlsbad, Oceanside (not 92058), Vista and Encinitas there is also about five weeks of inventory left. With Thanksgiving and Christmas approaching we can expect sellers to still be absent and surely sales will plummet as the stock sells out. The percentage of distressed homes (short or bank owned homes) has slowly drifted down over the last four users since we started tracking this data to 28% for the North County zips we monitor. Carlsbad at 18% distressed is considerably better off with far fewer underwater situations.

Naturally price increases will help this problem diminish. Please check below for specific price trends in Carlsbad 92009 by size of the home sold going back many years. In some cases we are seeing prices move back to levels not seen for four years. Please take care with some numbers where the number of homes sold is low but the recent rend is clear almost across the board especially in prices below $1M.

October 2012 Update North County Monthly Market Trends

Prices rising here !!!

September continued the downward spiral of detached homes in inventory here to the lowest we have seen here since January 2009. Sales dipped quite sharply from 399 to 348 which is still high but reflects the lack of homes here for sale. As you can see from the detailed snap shot below of Carlsbad zip code 92009 price are going up in almost all but the highest price range.

We expect the shortages to continue and sales may drop steeply towards the end of they year unless we get many more sellers. The number of homes sold that were distressed (short sales or bank owned)slipped again also to a new low of 28%. Still a high number but in 2009 we saw this as high as 72% and in the 90’s for parts of the area.

September 2012 Update North County Monthly Trends

August continued the downward spiral of detached homes in inventory here while sales remained buoyant in North County zips codes covering most of Carlsbad, Oceanside, Encinitas and Vista. Sales at 397 in August for this area were over a 100 greater than last August and reached the highest level we have seen since we starting collecting this data in January 2009. The same can be said for the inventory figure now under half what it was in August last year. This trend may slow as there simply are too few homes coming onto the market to keep the sales figures up. All over North County we see homes being snapped up quickly or receiving multiple bids especially if they are under $750K. Higher priced home seem to slower getting into this mini boom. Distressed homes were 31% of the total home sold in August and while this figure is down a little and well below what we have seen here it remains a persistent problem in may areas.

Banks still seem to be taking there time on short sales and we recently had a home under appraised by a bank that will remain nameless causing the sale to be cancelled. The appraiser was totally out of touch with the current market which has, in the last three months, changed in favor of sellers. That house received multiple bids and will easily sell despite the misjudged appraisal. The changing market condition means sellers may now get multiple offers and prices they thought were out of reach just weeks ago. Buyers need to be qualified and ready to jump.
