Vista is has two city-supported theaters. These are the recently upgraded Moonlight Amphitheater and the Avo Playhouse. The Moonlight Amphitheater is an open-air theater that specializes in musical productions with open air concerts in the summer. Two of the best-known parks in the city are Brengle and Guajome. The spreadsheets below track two key metrics to help determine the state of the housing market for Vista zip codes. One metric measure what percentage of homes are "distressed". These are homes where the home owner is having difficulty paying of the loan. In an extreme case the home becomes bank owned and is a bank sale but in many cases a bank will allow for a short sale where the home is sold and only part of the loan is paid off with the proceeds thus falling short of the full loan amount. ZIP 92081 Market Trends


January saw a slight improvement in the distressed sales numbers and with 64 homes for sale in early February a lower proportion are distressed sales with 6 bank owned and 20 short sales. Hopefully the slight improvement here can be maintained.

A rather disappointing start to the year with 53% of the homes sold in January distressed and still many on the market so little relief spotted here.

Finally, a Vista zip with some zip!  December say the most homes sold in the three years since we started collecting data.  The year say an average distressed sales at 50% but this has been a steady decline in three years.  Inventory is low and with high sales and in this less depressing market sellers may find some optimism here. January was not a great start with 47% of the homes sold here distressed  but only 37 of the 95 detached homes for sale in early February were distressed.
